Get the contract and special terms before signing day

Do not accept seeing documents for the first time on signing day. Focus on 8 items: early termination penalty, fixed cleaning fee, renewal fee, guarantee company annual fee, notice period, key change fee, equipment responsibility, restoration terms.

Photograph the entire unit on move-in day

Walls, floors, door frames, windows, AC, kitchen, sink, bathroom, toilet, balcony. Especially existing damage, scratches, mold, discoloration, odors. Send photos to management company same day with timestamp.

Report repairs in writing — do not fix things yourself

Write clearly: when it broke, how it affects daily life, when you want it fixed, request written response with timeline. Do not pay for repairs yourself — repair obligation is on the landlord side in principle.

Document noise issues on a timeline

Record: which day, what time to what time, what noise, how severe, when you notified, how they responded. When it reaches "unbearable" level, demand management action.

Separate normal wear from tenant fault at move-out

Damage from time and normal use should not be charged to the tenant in principle. If they give only a total amount without itemization, demand per-item breakdown with evidence.
